AUTO EXTEND CLOSING: This auction features EXTENDED BIDDING! Any bid placed within 5 minutes of the auction ending will automatically extend the auction for 5 minutes from the time the bid is placed. Example: If an auction scheduled to end at 6:00 pm receives a bid at 5:59 pm, the close time of the auction automatically extends to 6:04 pm. The auto-extend feature remains active until no further bids are received within the 5 minute time frame.
DEPOSIT: A deposit of 10% of the contract purchase price may be in the form of cash, personal check, business check, cashier's check or wire transfer. The deposit must be received at Curran Miller Auction/Realty, Inc. within 24 hours of auction completion. The balance of the purchase price is due within 45 days of delivery of insurable title to purchaser. All wire transfer fees will be paid by the purchaser. Deposit funds become non-refundable upon acceptance. Your bidding is not contingent upon financing. Property is being sold at ABSOLUTE AUCTION to the highest bidder.
POSSESSION: At final closing.
TITLE: A title insurance commitment will be provided by the seller showing good and merchantable title on such property to be in fee simple, subject to no encumbrances except for current taxes and assessments, easements, right of ways, reservations, covenant, conditions, and restrictions of record. This transaction shall close at a lending institution or title company office, with the closing fee to be split 50/50.
TAXES: Purchaser shall assume the real estate taxes due and payable in November 2012.
